Most renovation regrets are bought, not built. A pre-purchase consultation tells you what a property can really become, what it will cost to get there, and what's hiding behind the fresh paint.

An unhurried look, and a written record you can act on.

On-site walkthrough

Up to two hours on the property with you and your agent. We look at structure, layout, light, services, and the things listings never show.

Feasibility read

An honest opinion on what the home can become: which walls move, where light can come from, what the communal or cantonal rules and zoning will and won't allow.

Indicative budget

A realistic spread for the renovation you're imagining, drawn from current Swiss trade rates and recent comparable projects.

Risk flags

Asbestos era, single-glazed envelopes, undersized electrical, drainage, heritage constraints. The expensive surprises, called out before they're yours.

Written summary

A one to two page note within five business days, so you can negotiate, walk away, or move forward with a clear head.

Why bother

The cheapest renovation is the one you don't have to redo. A few hours on site can save you six figures, or save you from a house that was never going to work.

We've walked clients away from properties that looked perfect on paper, and helped others see potential where the listing showed none. The brief isn't to sell you a renovation. It's to make sure the next one you buy is the right one.

When in the buying process should we call?

Ideally after a second viewing, before you make an offer or during the conditional period. We can usually be on site within a week.

Where do you travel?

Greater Geneva, the Vaud lakeside, and the Jura foothills. Further afield by arrangement.

What does it cost?

See below — a fixed fee, partially credited against your design fees if you go on to hire us for the renovation.

Is this a structural survey?

No. We're architects, not engineers. If we see something that warrants a specialist (engineer, geotechnician, asbestos diagnostician), we'll tell you and recommend who to call.

The fee

CHF 2,800. Fixed fee, no surprises.

Includes the on-site walkthrough, the written summary, and a follow-up call to talk it through.

If you proceed with the property and hire us for the renovation, a portion of the consultation fee is credited against your design fees.
